OSCAR project delivered

OSCAR: Transforming a Former Industrial Site into a Sustainable Office Complex

Located at 102 rue de Charonne, in Paris’s 11th arrondissement, the OSCAR project transforms a former RATP site into a contemporary office complex.

The project involves the refurbishment of 12,000 sqm of existing buildings, complemented by 3,000 sqm of extensions, bringing the total floor area to 15,000 sqm.

The scheme is based on a major transformation of the existing buildings while preserving the site’s industrial heritage.

Two new five-storey volumes, together with a timber-structured bridge building, complement the retained structures. A garden-level floor has also been developed to strengthen connections between the different spaces and the surrounding outdoor areas.

The architectural approach establishes a dialogue between the industrial character of the original site and the contemporary interventions.

The reuse of existing materials is one of the project’s key priorities, helping to reduce the environmental impact of the transformation while making the most of the resources already available on site.

Environmental performance is central to the project. The building aims to achieve carbon neutrality during its operational phase, notably through the use of timber structures for the extensions, optimised thermal performance and geothermal energy for energy production.

The project is targeting HQE Very Good, BREEAM Very Good, WELL Silver, BBC and WiredScore Classic certifications.

Landscaping also plays a key role in the design. Gardens, planted terraces and a rooftop terrace create a continuous landscaped experience, extending from the garden level up to the sixth floor.

These outdoor spaces connect the different levels of the building, enhancing usability and contributing to occupant comfort.

OSCAR demonstrates the potential of transforming existing buildings: preserving, reusing and adding to what is already there rather than demolishing, while bringing together industrial heritage, contemporary architecture and ambitious environmental objectives.
